Dear Business Owner:

Our fire prevention department is always looking for ways to help our businesses to prevent loss of life or property. Here is a checklist of some common code violations. Please go through your business and correct any of the violations noted. Feel free to call 685-1444 if there is any questions you may have in regards to this list.

With your cooperation, the Fire Department can more readily meet our mission of protecting the lives and properties of the citizens and business owners of Manitou Springs.

MSFD Construction and Development Handbook

Pre-inspection checklist.

– Right of Entry. Gives the fire officer of the Manitou Springs Fire Department the right to enter and inspect any premises at all reasonable times. (UFC 97 Fire code 103.3.1.2)

– Premises identification. Approved numbers or addresses shall be provided for all new and existing buildings in such a position as to be plainly visible and legible from the street or road front of the property. (UFC 97 Fire code 901.4.4)

– Exits must be maintained and clear with a minimum aisle width of 24 inches for employees only and a minimum aisle width of 36 inches for public areas. (UFC 97 Article 12 section 1204)

– Exit signs must be maintained to code. (UFC 97 Section 1212.1-1212.5).

– All business must have a 2A10BC (5lb) extinguisher every 75 foot of travel distance of the building. All restaurant kitchens must have a Class "K" extinguisher in kitchen area. (UFC 97 volume 2 NFPA Standard for portable extinguishers)

– A licensed extinguisher company must inspect all fire extinguishers and a current tag must be attached to the extinguisher. This must be done annually. . (UFC 97 volume 2, NFPA Standard for portable extinguishers)

– All smoke detectors must be in working order. Testing should be done annually. Battery type okay. (UFC 97 Fire code Article 10 section 1007)

– Emergency lighting must be in working order and tested annually. (UFC 97 Article 12 section 1211)

– Cooking hood systems are required to be and serviced annually by a licensed company. (UFC 97 Article 10 section 1006)

– Combustibles must have a 3-foot clearance from gas appliances. (UFC 97 Article 11 section 1107)

– All extension cords must be removed or replaced with a power strip. Each power strip must be plugged in directly to its own power source. (UFC 97 Article 85 section 8506)

– Multi-plug adapters do not comply with code and shall not be used.
(UFC 97 Article 85 section 8507)

– Christmas lights in windows must be plugged in directly to power source and shall not have more than 4 strands. (UFC 97 Article 85 8503)
